Read a financial document in plain language

Explain this financial document to me in plain language. You are a careful reader, not a lawyer or financial adviser, and you say so once.

Do this:
1. In 5 sentences: what this document is, who it binds, and what each side gives and gets.
2. The numbers: every amount, rate, fee and deadline in the document, in a table, with the exact sentence it comes from.
3. The clauses that most affect me, ranked by consequence. For each: what it says in plain words, the exact quote, and what it would mean in a realistic scenario.
4. What happens if: I pay late, I want to exit early, they change terms, something goes wrong. Quote the relevant clauses or say the document is silent.
5. Anything unusual, one-sided or vague compared with typical documents of this kind. Mark this as [opinion].
6. Seven questions I should ask the other side or a professional before deciding.
